1. Status and role
These terms govern the host area, listings, bookings, payments, commission, refunds and related duties. A host must declare and maintain their true individual or professional status. A professional supplies the required legal, tax and banking information. The host supplies the accommodation and contracts with the traveler; GoMyRoof supplies the platform tools.
2. Right to offer accommodation
The host warrants that they may offer the property and comply with ownership or mandate rules, lease and condominium restrictions, planning, registration, change-of-use, safety, accessibility, insurance, tax and administrative duties. A GoMyRoof document check does not replace the host's own obligations.
3. Listing accuracy
The listing must accurately describe capacity, beds, equipment, services, accessibility, location, rules, price, fees, tourist tax, times and restrictions. Images must represent the property. Equipment included by default must be distinguished from free, included, optional or paid services.
4. Availability and pricing
The host keeps calendars, stock and synchronizations current and resolves conflicts promptly. Calendar exceptions and pricing rules may replace or adjust the normal listing price. A later rule does not retroactively alter a confirmed booking.
5. Booking and payment methods
The host defines arrival and departure times, available policies and house rules. An individual host may offer on-site payment only. A professional host may choose online Stripe payment or on-site payment for each listing. Every confirmed booking must be honored.
6. Online payment through Stripe
Only a professional host may enable online payment. The host must keep a valid Stripe Connect account and complete requested checks. Amounts, commission, refunds, unrecovered processing fees, debts and payouts follow the contractual booking data and the actual Stripe records. A payout may be delayed for verification, dispute, refund, debt, fraud risk or legal duty.
7. On-site payment
On-site payment is mandatory for individual hosts and optional for professional hosts. The host collects the displayed accommodation amount directly from the traveler. The booking is confirmed only after card guarantee verification where required.
The host must never request the full card number or security code from GoMyRoof. Arrival, cancellation and no-show tools must be used honestly. Where the traveler authorized it, Stripe may charge a late cancellation or no-show amount. The host must not collect the same amount twice.
8. GoMyRoof commission
The commission rate or amount displayed and accepted before activation is frozen for each booking. For online payment, commission follows the Stripe and billing flow. For on-site payment, commission generally becomes due at the end of the stay and must be paid within seven days using an offered method. A bank transfer is settled only after actual reconciliation.
9. Late payment and debt
Unpaid commission may remain as a debt, be deducted from a future payout where authorized, or be recovered. For a professional host, late sums may bear the rate shown on the invoice and the statutory EUR 40 fixed recovery charge where its legal conditions apply. That B2B charge does not automatically apply to an individual host.
10. Refunds and host cancellations
The host accepts refunds due under the applicable policy and bears the consequences of a cancellation attributable to them. Actual Stripe fees not returned may be charged to the host under the accepted authorization. No email or dashboard may describe a refund or debit as successful before technical confirmation exists.
11. Arrival, no-show and evidence
The host confirms arrival only when the traveler is present and declares a no-show only after the permitted window. Events are timestamped and protected against duplicate processing. A false declaration may lead to refund, suspension, debt or another appropriate measure.
12. Tourist tax and tax duties
Tourist tax is separate from the amount processed by GoMyRoof and is paid directly to the host. For an individual host, the accommodation price is also paid directly on site. Every host expressly accepts responsibility for collecting tourist tax from the traveler and remitting it to the competent authority.
The host remains responsible for tax, social and administrative declarations and supplies information needed for platform duties, including DAC7. Mandatory law remains overriding.
13. Invoices, data and account closure
GoMyRoof invoices its own commission. The host remains responsible for any accommodation invoice required by law. Traveler data may be used only to perform the booking, comply with law and handle an incident.
The host area may be disabled only when no published listing, active or future booking, debt, refund or payout remains. GoMyRoof may suspend it for fraud, danger, illegal content, missing documents, repeated breaches or overdue debt.
